At Home
Above The Clouds

Ponderosa, open sky and eight thousand feet in Teller County. Woodland Park real estate is a market you read street by street, and that reading is most of my work. Established streets and District 20 schools sit thirty minutes down Ute Pass. I help people find the right side of the mountain, and I look after the homes they hold on to.

Rooted in Community, Guided by Local Insight

When I moved to Woodland Park, my children were already grown, but I quickly discovered what so many people find here: a community small enough to truly know and special enough to call home for good. Over the years, I have built deep local roots through church involvement and dedicated volunteer work with area youth organizations.
That firsthand connection brings practical, boots-on-the-ground perspective to every client relationship. It means truly understanding which locations capture the best winter sunshine and easiest year-round access, how individual parcels make the best use of the natural mountain landscape, and which neighborhoods down the pass offer the ideal balance of great schools and everyday convenience.

“I help homeowners turn their biggest asset into their biggest opportunity.”
For buyers

Find The Right
Side Of The Mountain

A parcel outside Divide and a new build in Wolf Ranch are two different purchases with two different sets of questions. Wells, septic and winter access on one side. Builder timelines and HOA covenants on the other. The Buyer’s Guide walks through both.

For sellers

Sell with Confidence,
Close with Success

Pricing, timing and preparation settle most of what you walk away with, and all three are decided before the sign goes in the yard. The Seller’s Guide covers that sequence, and opens with an estimate of where your home stands today.

American Eagle Property Management

Brokerage And
Management, One Office

Very few brokers in Teller County also run a working management operation. It matters on the day selling stops being the obvious answer, because I can price the rental just as carefully as the sale.

Tenant screening

Credit, income, rental history and background checks, run the same way on every applicant.

Rent collection and owner payouts

Online payments, clear ledgers, and statements you can hand straight to your accountant.

Maintenance and vendors

Local trades who will actually drive up the pass in February, scheduled and supervised.

Compliance and inspections

Lease terms, notices and habitability standards kept current with Colorado law.

Portals

Owners And Tenants

Current owners and residents sign in through the management page. If you are looking at one of my rentals, the application takes a few minutes.

Know the Ground
Before You Buy

On the Teller County side, in Woodland Park, Divide and Florissant, many homes run on a private well and a septic system rather than city utilities. That is normal here, and it is nothing to fear, but it changes what you inspect and what you budget for. Acreage, water and winter access up the pass all factor into what a property is worth and what it costs to own.
Drop down the pass toward north Colorado Springs, and the equation shifts. Briargate, Wolf Ranch, Cordera and Flying Horse are master planned, on city water, and many sit inside a metro district that carries its own tax line. The schools, often District 20 on that side, drive demand and hold value. Same region, very different homes, and the strategy that works for one rarely works for the other.

This is the part of the decision I care about most. I moved here, chose to stay, and I look at every home as a financial decision first. Before you fall for a view, I want you to understand what the property will do for your equity over the years you own it.

FROM THE PONDEROSA TO THE FRONT RANGE

Nine communities, running from the pines west of Divide down to the newest streets in north Colorado Springs. These three are where most of my Woodland Park real estate work starts.

Woodland Park

The City Above the Clouds, and the practical center of the county. Schools, groceries, the hospital and my office are all here, which is why most people moving up the pass begin their search on these streets.

Teller County · Acreage

Divide

The crossroads of Highway 24 and Highway 67, and the way in to Mueller State Park. People come here for land and quiet, and they need to understand wells, septic and what winter access really means before they commit.

Florissant

Home to the Florissant Fossil Beds and the largest parcels in the county. This is where the acreage buyers land, and where the value of a property depends far more on the specific lot than on the street it sits on.

Thinking About
Selling This Year?

Start with an estimate, then let me walk the house. The number that actually matters comes from what has closed nearby, what your finishes are worth in this market, and how your timing lines up with the season.
