A Transplant Who
Stayed And Invested
I did not grow up here. I moved to Woodland Park, and like a lot of people who come up the pass meaning to try it for a while, I found the town was small enough to know and good enough to stay in. In my own words:
Since moving to Woodland Park, I have experienced the charm and growth of our local area firsthand. Beyond my passion for real estate, I’ve dedicated much of my time to our community, participating in school and church activities and now, contributing through various youth organizations. Today, my love for Woodland Park, my family, and my community continue to inspire my professional commitments.
How I Work as a Woodland Park Realtor
Most agents on the Front Range pick a side of Ute Pass. I did not, because my clients do not. A family selling a five-acre parcel outside Divide to get into Wolf Ranch for the schools is making one move, not two transactions, and it goes considerably better when the same person understands the septic inspection on one end and the metro district mill levy on the other.
The second thing that makes this practice unusual in Teller County is that I run a real property management operation alongside the brokerage. That matters on the day selling stops being the obvious answer. If holding the house and renting it out is the better decision, I can price that scenario as carefully as I price the sale, and then actually run it for you.
What I Know That The MLS Does Not
Which streets hold their value through a hard winter. Which lots drain badly in spring. Which driveways are a genuine problem in January and which just look steep in the photos. Which neighborhoods down the pass are worth the drive for the schools alone. That is the part you get from living somewhere for years, not from pulling comparables.
Outside of work, most of my volunteering goes to youth organizations now, after years in school and church activities while my own family was coming up through the district. Woodland Park has been good to us, and that is not a line in a bio, it is the reason I am still here.
I am a licensed Colorado broker, and my license and any disciplinary history are public record through the Colorado Division of Real Estate. There is a direct lookup link in the footer of every page here, and I would encourage you to use it on any agent you are considering.
If you are weighing a move in either direction, the Buyer’s Guide and the Seller’s Guide lay out how each side works, the communities page covers all nine places I work, and the search shows what is on the market right now. Owners weighing a rental should start with the management side, and past clients describe how all of this actually goes. I also write up the questions that keep coming back over on the blog. Or just get in touch.
“I help homeowners turn their biggest asset into their biggest opportunity.”

Questions I Get Asked
Both, deliberately. I live and office in Woodland Park, and a large share of my clients are moving between Teller County and the north side of Colorado Springs in one direction or the other. Working only one side of Ute Pass would mean handing half of those moves to someone else.
Tenant screening, rent collection, maintenance coordination, owner reporting and lease compliance, run through American Eagle Property Management with owner and tenant portals. It is a working operation, not a referral I hand off. The management page has the detail.
Yes, and in Florissant and Divide that is most of the conversation. Well yield, septic, legal access, mineral rights and whether a parcel can be split all change what a property is worth, and none of them are visible in the photos. Well permits are on record with the Colorado Division of Water Resources. Start with Florissant or Divide.
Often. Two of the reviews on my testimonials page are from first purchases, and the pace of those is different. More showings, more questions, and no assumption that you already know how any of it works.
Yes. The thing worth understanding early is that Teller County and north Colorado Springs are two genuinely different places to live, thirty minutes apart, and most people arrive with an opinion formed from photographs. I would rather walk you through both before you narrow it down. Schools are usually the deciding factor, so compare Woodland Park School District RE-2 with Academy School District 20 early. Then read the Buyer’s Guide.
Let’s Start With
A Conversation
Tell me what you are weighing up, whether that is a sale, a purchase on either side of the pass, or a rental you are tired of running yourself. No pressure and no obligation on a first conversation.
