Florissant is where the acreage buyers land. The Florissant Fossil Beds National Monument sits at its center, and around it are some of the largest private parcels in Teller County, many of them 35 acres or more. Value here depends far more on the specific lot, its water, its access and its views, than on the street it sits on. More on the area, including what it is like day to day, is on the Florissant community page. For reference, Florissant Fossil Beds National Monument is the best primary source on the area itself.
Before you buy here: Two properties a mile apart can differ enormously in price for reasons that are invisible from the listing photos. Well yield, legal access, mineral rights and whether the parcel can be split are the questions worth asking first.
Buying up here means wells, septic and winter access. The Buyer’s Guide covers all three, and Colorado Division of Water Resources is where the permit records live.
