Divide is a crossroads rather than a town center, and that is the appeal. Parcels are larger, neighbors are further off, and the entrance to Mueller State Park is minutes away. People move here for elbow room and for the quiet, and they tend to stay a long time once they have it. More on the area, including what it is like day to day, is on the Divide community page. For reference, Mueller State Park is the best primary source on the area itself.
Before you buy here: Everything runs on a well and a septic system, so the water report matters as much as the inspection. Winter access is a real question on the unpaved county roads, and so is whether the property has a defensible space cleared around the structure.
Buying up here means wells, septic and winter access. The Buyer’s Guide covers all three, and Colorado Division of Water Resources is where the permit records live.
