Cascade sits at the bottom of the Pikes Peak Highway, the closest of the pass communities to Colorado Springs. That makes it the practical choice for people who want to live in the trees but still drive to work in the city most days. More on the area, including what it is like day to day, is on the Cascade community page. For reference, Pikes Peak Highway is the best primary source on the area itself.
Before you buy here: Proximity to US-24 is the whole trade here. Some streets are quiet and some hear the highway, and that difference does not show up in a listing. Walk it at rush hour.
Buying up here means wells, septic and winter access. The Buyer’s Guide covers all three, and Woodland Park School District RE-2 is where the permit records live.
