Nine Communities,
Two Altitudes
From the ponderosa west of Divide to the newest streets on the north side of Colorado Springs. Each one opens with what it is actually like to live there, and what I would check before you buy.
Thirty minutes on US-24 separates those two lists, and they are genuinely different places to live. If you are deciding between them, the Buyer’s Guide covers what changes about the purchase itself, or you can search every active listing across both.
Schools decide it for a lot of families, and the two districts publish their own boundary and performance information: Woodland Park School District RE-2 up the pass and Academy School District 20 on the north side of the Springs. If you are selling in one of these before buying in another, the Seller’s Guide covers that half, and I can manage a property you decide to keep.
Frequently Asked
About thirty minutes on US-24, and two genuinely different places to live. Up the pass means Teller County, higher elevation, wells, septic and acreage. The north side of Colorado Springs means master planned neighborhoods, city utilities, newer construction and Academy District 20 schools.
Start with what you want the property to do. Each community page covers what living there is actually like and what I would check before you buy, with current listings underneath, so you can compare the trade-offs instead of guessing from photographs.
It depends on the district you want. Up the pass most homes fall under Woodland Park School District RE-2. On the north side of the Springs, Briargate, Wolf Ranch, Cordera and Flying Horse sit in Academy School District 20, which draws a lot of families down the pass.
That is exactly what these pages are for. Most people arrive with an opinion formed from photographs. I would rather drive you through both and let the places argue for themselves, then line up the numbers so the choice is made on facts.
Yes, most of them. If you are buying an investment property or weighing whether to rent rather than sell, I run property management across the same areas I sell in, with most of my rental inventory up the pass in Woodland Park.

Woodland Park is the practical center of Teller County and the reason most people can live up here at all. The grocery stores, the hospital, the high school and my office are all inside the same few square miles. Housing runs from in-town lots on paved streets to five-acre parcels on the ridges above, and the difference in commute, snow load and price between those two is larger than newcomers expect.
What I would check first
Ask about the driveway before you ask about the kitchen. Grade, aspect and who plows it decide what January feels like. In town you will usually be on city water and sewer, and further out you are on a well and a septic system that both need their own inspections. The Buyer’s Guide covers the full checklist, and City of Woodland Park is the best primary source on the area.

Divide is a crossroads rather than a town center, and that is the appeal. Parcels are larger, neighbors are further off, and the entrance to Mueller State Park is minutes away. People move here for elbow room and for the quiet, and they tend to stay a long time once they have it.
What I would check first
Everything runs on a well and a septic system, so the water report matters as much as the inspection. Winter access is a real question on the unpaved county roads, and so is whether the property has a defensible space cleared around the structure. The Buyer’s Guide covers the full checklist, and Mueller State Park is the best primary source on the area.

Florissant is where the acreage buyers land. The Florissant Fossil Beds National Monument sits at its center, and around it are some of the largest private parcels in Teller County, many of them 35 acres or more. Value here depends far more on the specific lot, its water, its access and its views, than on the street it sits on.
What I would check first
Two properties a mile apart can differ enormously in price for reasons that are invisible from the listing photos. Well yield, legal access, mineral rights and whether the parcel can be split are the questions worth asking first. The Buyer’s Guide covers the full checklist, and Florissant Fossil Beds National Monument is the best primary source on the area.

Green Mountain Falls is the oldest feeling place on the pass, a small village built around a lake and a gazebo, with trailheads running straight out of town. Inventory is genuinely scarce, and a good deal of it is historic, which means charm and maintenance in the same purchase.
What I would check first
Lot sizes are small and older homes often carry older systems. Check the foundation, the electrical and the roof carefully, and understand where the property sits relative to the creek. The Buyer’s Guide covers the full checklist, and Town of Green Mountain Falls is the best primary source on the area.

Cascade sits at the bottom of the Pikes Peak Highway, the closest of the pass communities to Colorado Springs. That makes it the practical choice for people who want to live in the trees but still drive to work in the city most days.
What I would check first
Proximity to US-24 is the whole trade here. Some streets are quiet and some hear the highway, and that difference does not show up in a listing. Walk it at rush hour. The Buyer’s Guide covers the full checklist, and Pikes Peak Highway is the best primary source on the area.

Briargate is the large master-planned area on the north side of Colorado Springs, and for many families it is shorthand for Academy District 20 schools. Shopping, medical and the interstate are all close, and the housing stock spans several decades of construction, which matters more than the neighborhood name.
What I would check first
Confirm the actual school assignment for the specific address rather than the area, because boundaries move. Check which HOA or metro district the property falls under and what it costs. The Buyer’s Guide covers the full checklist, and Academy School District 20 is the best primary source on the area.

Wolf Ranch is one of the newer master-planned communities on the north edge of the Springs, built around a lake, a trail network and neighborhood parks. Much of the inventory is recent construction, and there is usually a live builder presence alongside the resale market.
What I would check first
New construction and resale compete directly here, and the builder’s incentives can make a resale look overpriced on paper. Understand the metro district mill levy before you compare a payment here with one up the pass. The Buyer’s Guide covers the full checklist, and Academy School District 20 is the best primary source on the area.

Cordera was planned around a community center and an active events calendar, which is genuinely the thing residents talk about. Trails connect the neighborhoods and the elementary school sits inside the community, so a lot of daily life happens without getting in the car.
What I would check first
The community center and the programming are funded through the association, so read what the dues cover and what they have done over the last few years. The Buyer’s Guide covers the full checklist, and Academy School District 20 is the best primary source on the area.

Flying Horse is the highest price band on the north side, built around a golf course and a private club with athletics and dining. Custom and semi-custom homes dominate, and the views back toward the Front Range are the reason many of the lots command what they do.
What I would check first
Club membership structures and what they cost are a separate question from the house, and they vary. Lot position relative to the course and the ridgeline drives a lot of the price difference between otherwise similar homes. The Buyer’s Guide covers the full checklist, and Academy School District 20 is the best primary source on the area.
